Case
Moja správcovská
You do not pick a building manager on looks, but on whether you trust them. So the whole site stands on evidence instead of promises about professionalism.

Property management, Bratislava 2025
The brief
A management company for residential and commercial buildings in Bratislava. The audience is committees and flat owners — people who decide on trust, not on looks.
In this field most sites promise the same thing: professionalism, transparency and an individual approach. You cannot decide on that. So the site goes the other way — concrete things a person can verify instead of adjectives.
What was solved
- The whole site built on evidence instead of promises
- A portfolio of the specific buildings under management
- A published price list — a rarity in this field and at the same time the strongest argument
- A section of documents to download
- Type size and contrast sized for an older audience
- Design and implementation
Why a property management company’s site does not sell on looks
The choice of a building manager is made by the committee or a meeting of the owners — a group of people who need something they can verify and can show to the others. A good-looking site will not move that discussion along. A published price list will.
On top of that, most sites in this field promise exactly the same thing: a professional approach, transparency, individual solutions. When everyone claims it, it says nothing. So we went the other way — concrete things instead of adjectives.
What it means to build a site on evidence
In practice that meant replacing every general claim with something verifiable.
- A published price list instead of „prices on request”. It is a rarity in this field and at the same time the strongest argument — a firm that hides its price looks like it has something to hide.
- Specific buildings under management instead of a number of flats in a statistic. An owner can check whether you know a building near them.
- Documents to download — contracts, forms, application forms. This is the thing people look for, and usually what they ring about.
- References from owners with the name of the building, not anonymous quotes.
How you design for an older audience
Building committees are not twenty-somethings, and that has direct consequences for the design. The base type size is larger than on a normal company site, the contrast of the text against the background is higher than the minimum standard, and links are underlined, not just set in a different colour — some people cannot tell the colour apart.
Dark navy and strict typography hold the serious tone that managing someone else’s property calls for. A manager’s site should not come across as playful.
This is not a concession. These are accessibility principles that make a site better for everyone — they just show up most where the audience is older.
Why a published price list is a commercial advantage
A published price does three things at once. It filters out the enquiries that would never have ended in a contract anyway, so no hours are lost on the phone. It builds trust, because the one who hides a price is the one embarrassed by it. And it gives the committee something they can put in front of a meeting — without having to ring anyone and ask.
Most firms object that the price depends on the scope. That is true, and it does not stop you publishing starting rates and saying what changes the price.
What another firm in a conservative field can take from this
If you work in a field where everyone claims the same thing, your advantage is not in wording the same promises better. It is in being the only one to give a concrete number, show a specific piece of work or publish a document the others keep behind an email gate.
It is uncomfortable, and that is exactly why it works.
How it turned out
The price list, the documents and the references are all in one place, so you can send a link instead of explaining over the phone. The site serves as the reference point in meetings with committees.
